How Crack Injection Works

The repair starts with cleaning the crack and the surrounding wall surface. Crews then drill small injection ports along the length of the crack, set them in place with a fast-setting surface paste that also seals the visible face of the crack, and let the paste cure. Once the surface is sealed, the repair material is injected through the ports under pressure starting at the lowest port and working upward. The material flows into the crack and fills it from the inside face of the wall to the outside face. Once the material has cured, the surface paste and ports come off, leaving a small visible stripe along the wall where the repair was done.

Urethane Versus Epoxy

The choice between urethane and epoxy depends on what is happening with the crack. Urethane is a flexible material that expands as it reacts with moisture. It works well on active cracks that may still flex slightly with seasonal soil changes, and it is the standard choice for most leaking shrinkage cracks. Epoxy is a rigid, structural material that bonds the two faces of the crack together so the wall acts as one piece. Epoxy is the right choice when the crack is non-moving and the wall needs to be made structurally continuous again, such as a crack that runs through a load-bearing section of the wall.

Common Crack Types in Grand Rapids Homes

Vertical shrinkage cracks are the most common pattern in poured concrete walls. They form as the concrete cures and are usually narrow at the bottom and slightly wider at the top. Diagonal cracks coming out of corners are often related to settlement or soil movement. Horizontal cracks, especially mid-wall horizontal cracks, are usually serious and may indicate active wall movement from soil pressure.
