Answers to the questions Grand Rapids homeowners ask us most often. If you do not see your question here, call (616) 314-7773 and we will give you a straight answer.
Pricing depends heavily on what is actually wrong. A single foundation crack injection is the smallest job. A full interior perimeter drainage system with a sump pump and battery backup is at the higher end. Exterior excavation work is the most expensive option. We give every Grand Rapids homeowner a written, line-itemed estimate so you can compare quotes apples to apples instead of guessing what is included.
Most basement water in Grand Rapids comes through three places: foundation cracks, mortar joints in block walls, and the seam where the floor meets the wall. The driver is hydrostatic pressure from saturated soil. A smaller share comes from surface water leaking in around basement windows, window wells, and walkout doors. A proper inspection identifies which sources are active before any work is recommended.
Both can work permanently. Interior drainage systems are less disruptive, work year-round, and route water to a sump pit. Exterior waterproofing stops water before it touches the wall but requires excavation and is much more expensive. For most Grand Rapids homes, an interior system is the right call because of how saturated the surrounding clay soil stays for weeks after heavy rain or snowmelt.
Crews cut a narrow channel along the perimeter of the basement floor at the wall-floor joint, lay a drain tile in clean stone, and connect it to a sump pit. Water entering through the joint or wall drops directly into the channel, runs to the pit, and is pumped out. The floor is then patched. The system runs year-round with no homeowner intervention beyond annual pump checks.
Yes, in most cases. The same storms that flood basements also knock out power. A battery backup pump keeps the system running for up to 24 hours during an outage, which is usually long enough to ride out a storm. Without a backup, the entire drainage system is only as reliable as your power grid.
A foundation crack injection is typically a half-day job. An average interior perimeter drainage system in a Grand Rapids home is completed in two to three working days. Exterior excavation projects take a week or more depending on access, weather, and the size of the foundation. Crawl space encapsulation runs one to three days depending on size and how much prep is needed.
Workmanship warranties cover the installation itself. Product warranties from the pump and membrane manufacturers cover defects in materials. The exact terms vary by contractor, so we put both warranties in writing on the estimate before any work is scheduled. We do not make blanket lifetime claims.
Waterproofing stops the moisture source that grows the mold. That alone is most of the fix. Existing mold on framing, drywall, or stored items still needs to be cleaned or removed. For larger mold contamination, we will refer you to a remediation specialist before doing the waterproofing work.
Yes. Carbon fiber straps work well on moderate bowing in block or poured walls. Steel wall anchors and helical tiebacks are used for more severe bowing. For active horizontal cracks, structural braces or push piers may be needed. Every wall repair is documented and engineered for the specific foundation conditions.
Yes. Crawl space encapsulation seals the dirt floor and walls with a heavy reinforced liner, closes off vents, and conditions the air with a dehumidifier. The result is a dry crawl space, no musty smell upstairs, and protection for floor joists, ductwork, and insulation against moisture damage.
